Project: 78-80 Cornhill, London Sector: Commercial Services: Design & Build Consultants: CBRE The Union Building, at 78 – 80 Cornhill, was an original banking hall that needed an overhaul to offer sleek and modern workspaces while keeping some original period features. The expert team at BSPS were called in to refurbish the office spaces and to build a stylish new reception area. The new space was created by fitting wall panelling, floor tiling, installing new ceilings and fitting a stunning marble reception desk while removing the existing concrete one. The team also installed new secondary glazing and created raised access floors to all office spaces, installed new toilets for each floor, formed new changing rooms and cycle store and upgraded the lift lobbies. To retain some of the building’s history, the team restored and installed new cornices and infilled the former doorway with a new steel window to match the adjacent ones with granite sill and cast-iron railings. New lighting and power were also installed by the team as well as creating and installing a bespoke mechanical smoke ventilation system. The specialist team worked around the occupied office in the heart of London within restricted working hours on a meticulously planned schedule to ensure that the stylish new space would be up and running for new workers as soon as possible.

Project: The Royal Exchange Sector: Retail Services: Refurbishment Consultants: Gardiner & Theobald - The Royal Exchange was founded in the 16th Century. The Grade I listed building features an imposing eight-column entrance, inspired by the Pantheon in Rome, and is now a luxury destination offering boutique shopping and dining. BSPS were called upon for their expertise in historic buildings when the site needed refurbishment. The work had to be split into four sections: the mezzanine, the courtyard, the staircase and the basement. For the mezzanine, the team stripped out the old restaurant areas and provided new raised access floors and services ready for the new Fortnum & Mason kitchen. In the courtyard, the old bar and furniture was removed along with the old floor tiles. The underfloor heating was repaired and stunning new stone flooring and services for the new bar and restaurant were installed. The staircases had to be completely removed and were replaced with beautifully made curved stone and ‘PVD Almond Gold’ stainless steel. The new stairs were designed and built off site using 3D modelling and the stone was manufactured and transported from Portugal. The building remained occupied throughout the work and the team worked at night, to very tight deadlines to ensure minimal disruption.

Project: Kingsbourne House, London Sector: Commercial Services: Decoration & Restoration Consultants: CBRE High Holborn is a well recognised and prestigious street in London and so BSPS were called in for the restoration of two adjoining office buildings above Holborn Tube Station. Kingsbourne House and 88 Kingsway are connected, with 88 Kingsway being an impressive Grade II listed Victorian building retaining many original features. BSPS assembled our in-house team of experts to undertake specialised cleaning of the external façade and ornate stone faces. At 88 Kingsway we replaced the leadwork to the high level dormers and replaced all the timber casement windows, stripped and re-slated the internal mansard roof, re-covered the dormers in new lead covering, repaired and eased all the sash windows and undertook masonry repairs and brick pointing. Working above one of the busiest tube stations in London, the team carefully designed, planned and installed substantial scaffolding. We worked closely with Transport for London (TFL) to ensure the scaffold was erected safely and caused minimal inconvenience to passengers and the general public. Both buildings are now restored to their former glory and stand out in this busy area of London thanks to the team at BSPS.
